Job Summary
We are seeking a highly skilled and detail-oriented Accountant to join our real estate team. The ideal candidate will be responsible for financial management, tax compliance, and reporting, ensuring adherence to local tax regulations, including the Zanzibar Revenue Authority (ZRA). This role requires a proactive professional with strong expertise in real estate accounting, tax compliance, and financial analysis.
Duties And Responsibilities
Prepare, analyze, and maintain accurate financial records, statements, and reports.
Manage accounts payable and receivable, ensuring timely payments and collections.
Reconcile bank statements, general ledger accounts, and financial discrepancies.
Monitor cash flow, budgeting, and financial forecasting for real estate projects.
Ensure full compliance with ZRA tax regulations, including VAT, corporate tax, and rental income tax.
Prepare and submit monthly, quarterly, and annual tax filingsas per regulatory requirements.
Conduct tax planning and identify opportunities for cost-saving measures and deductions.
Stay updated on local tax laws and financial regulationsto minimize tax risks.
Assist in external and internal audits, ensuring all financial records meet compliance standards.
Develop and enforce strong internal controlsto prevent fraud and financial mismanagement.
Ensure proper documentation and record-keeping for all real estate transactions.
Oversee payroll processing, ensuring timely salary payments and statutory deductions.
Ensure compliance with employment tax regulationsand social security contributions.
Liaise with financial institutions, tax authorities, and regulatory bodies when necessary.
Provide insights and recommendations on financial strategies, tax efficiencies, and investment decisions.
Assist in cost-benefit analysis for property acquisitions, sales, and developments.
Support management in budget planning, expenditure control, and profitability analysis.
Education Other Skills Required
Bachelor’s degree in Accounting, Finance, or a related field.
3+ years of experiencein accounting, taxation, or financial management, preferably in real estate.
Experience with Zanzibar Revenue Authority (ZRA) regulationsis a strong advantage.
Professional certifications (CPA, ACCA, or equivalent) are highly desirable.
In-depth knowledge of Tanzanian tax laws, ZRA requirements, and IFRS accounting standards.
Proficiency in accounting softwaresuch as QuickBooks, Xero, or other ERP systems.
Strong skills in financial analysis, tax planning, and reporting.
High attention to detail and accuracy in financial reporting.
Excellent problem-solving, analytical, and critical-thinking skills.
Strong communication and interpersonal skills for collaboration with internal teams and external stakeholders.
Ability to work independently, meet deadlines, and manage multiple financial responsibilities.
